Boston has been termed one of the best cities to in the US to live. A vibrant industrial, shopping and academic center, it attracts thousands of young new professionals trying to start out. That means looking for an apartment in the downtown area, or one of its many cities and environs. But if you have bad credit, a prior broken lease or a felony or a misdemeanor, apartments in the Boston area may deny you approval even if you have met the income requirements.
Most apartment leasing offices in the Boston area routinely conduct credit checks and criminal background checks on their prospective tenants. They do this to comply with Federal, State and Local apartment leasing guidelines and the Fair Credit Reporting Act.
There are various databases where apartment complexes draw information on prospective
tenants. One is any of the three credit bureaus, namely Equifax, Transunion and Experian. Another source of information is the rental history databases which store rental history. A third is the sex offender registry and finally apartments can dip into court records to check for bankruptcies and judgements. These checks can result in hundreds of people being denied an apartment approval even if they have met the income requirement (3 times the amount of the rent)..
